Oahu didn't just shape me — it raised me. I grew up here, learned what ohana means here, and watched my family carry the values of aloha through everything they did.
When I became a realtor, I knew immediately that I didn't want to be the kind who hands over keys and disappears. I wanted to be the realtor families call back. The one who knows your kids' names. The one who stays in your story long after the closing.
That's why every client I take on becomes part of my hui — my circle, my ohana. Because home is so much more than a transaction. It's where your life happens.

Buyer Representation: Sascha Thompson represents buyers in real estate transactions through a written Buyer Representation Agreement. This agreement establishes the working relationship, services provided, scope of representation, and compensation arrangement. Without a signed Buyer Representation Agreement, agency relationships and obligations are not established. I'm happy to walk through this agreement before we begin any home search.
No Guaranteed Outcomes: While I commit to skilled negotiation, thorough property analysis, and dedicated representation, I cannot guarantee a specific home, price, closing timeline, or outcome on any transaction. Hawaiʻi real estate markets are competitive and dynamic — offers, counter-offers, and final terms depend on the property, the seller, market conditions, and many factors outside any agent's control.
Property Conditions: Property descriptions, square footage, lot dimensions, room counts, and other listing details are provided by sellers and the MLS. While I strive to share accurate information, I do not independently verify every detail of every property. Buyers should always conduct independent inspections, surveys, and verifications before making purchase decisions. Hawaiʻi-specific issues to verify include termite history, hurricane straps, salt corrosion, lava zones, flood zones, AOAO arrears (for condos), and leasehold vs fee simple status.
Pre-Approval & Affordability: Pre-approval letters from lenders indicate the maximum loan amount you may qualify for — not necessarily what you should spend. Hawaiʻi true cost of homeownership includes property taxes, AOAO fees, hurricane and flood insurance, maintenance on salt-air-exposed homes, and the higher cost of living. Affordability is a personal decision based on your full financial picture, not just the loan amount.
Inspection Recommendations: I strongly recommend professional inspections on every Hawaiʻi purchase including general home, termite, and any additional inspections appropriate to the property (roof, septic, well, lava, hurricane straps, etc.). Waiving inspections to make an offer more competitive carries significant risk and is generally not advised.
Wire Fraud Warning: Real estate wire fraud is a serious and increasing threat in Hawaiʻi. Always verify wire instructions by phone using a known, trusted phone number (NOT a number provided in an email) before sending any funds for earnest money, closing costs, or down payment. When in doubt, call your escrow officer or me directly. No legitimate party will pressure you to wire funds quickly without verification.
